About DLD Fees

When purchasing off-plan property in Dubai, buyers are required to pay a 4% transfer fee to the Dubai Land Department (DLD). This is one of the lowest property transaction taxes in the world.

Some developers offer DLD fee waivers as a promotional incentive, effectively saving buyers up to 4% of the purchase price. Check individual project pages for current promotions.

About ROI Calculations

Gross rental yield is the annual rent divided by the purchase price. Net rental yield deducts annual service charges from the rental income before dividing by the purchase price.

The 5-year projection assumes property value appreciates at the rate you specify, and that rental income grows at half that rate. Actual returns may vary based on market conditions, occupancy, and maintenance costs.

The break-even period shows how long it takes for cumulative net rent to recover the initial acquisition costs (DLD fee, admin fee, trustee fee, and agent commission).
